CITY OF LAWRENCEVILLE &
DOWNTOWN DEVELOPMENT AUTHORITY

  • A 99-year Hotel ground lease on ~ 2 acres of property in downtown Lawrenceville for $1.00 per year
  • Development agreement – construction of 316-space hotel parking deck and subsequent sale to the City
  • The City granted a Parking Easement for 113 parking spaces
  • Loan and Security Agreement
  • Enhancements that are in process for the development of Hilton Tapestry on top of the existing hotel parking deck:
    • Modification by the City of Loan and Security Agreement
    • City non-equity contribution to the hotel project
    • The City will own the Convention Center and the hotel will lease for a nominal fee
    • Enhancement of the property tax abatement to an increased reenue threshold

  • Development agreement – construction of hotel parking deck and subsequent sale to the City
  • Parking operating agreement for the Hotel parking deck
  • Favorable property tax schedule

ALBANY-DOUGHERTY INNER CITY AUTHORITY

  • Ground lease with Albany-Dougherty Inner City Authority and the Hilton Garden on adjacent property used for guest parking
  • The City of Albany provided a construction/permanent loan to facilitate the construction of the Hilton Garden Inn Hotel and convention center

JEKYLL ISLAND STATE PARK AUTHORITY

  • Hotel ground leases with Jekyll Island – State Park Authority for the Holiday Inn Resort and the Beachview Club Hotel
  • Restaurant ground lease with Jekyll Island – State Park Authority for the Beachhouse Restaurant.
