RICK PATTON
Greg Winey and Rick Patton share a passion for excellence, quality, and exceptional returns on investment. Greg Winey, President of NorthPointe, began his hospitality career four decades ago, while Rick Patton, manager of Rio Partners, brings more than three decades of experience to the team. Together, they create a fully integrated partnership covering all aspects of development and construction, including financing, design, build, and management. Since its inception in 2012, NorthPointe, with assets valued over $250 million, has grown from $4.3 million to over $42 million in managed revenues in just eight short years.
Greg Winey has more than 40 years of experience in the hospitality industry and has overseen the management of 200 hotels (16,000 rooms) with an asset value of over $1.2 billion. From his humble beginnings as a bellman to his role as General Manager and President, Greg has a passion for excellence and product quality. Greg’s attention to service and quality has been recognized nationally by several notable hotel companies. Greg is a hands-on operator, international trainer, and is a thought leader in the hospitality industry who frequently speaks on expert panels.
Rick Patton has developed more than $500 million in assets and 25 projects throughout his three-decade career. With a keen eye for finding “needles in haystacks,” Rick is focused on “value add” projects that are transformative and difficult to replicate due to high barriers to entry, acquisition and development costs, and eventual operating performance. Both Hilton and IHG have recognized Rick for his ability to transform “tired” assets into viable, healthy businesses that serve both guests and the surrounding community.
Over their careers, Greg and Rick have forged successful relationships with executives of Hilton, Marriott, IHG, Starwood, Hyatt, and financiers such as JP Morgan, Deutsche Bank, NASA Federal Credit Union, Rockbridge, Access Point, as well as others. Over the past eight years, Greg and Rick have secured permanent debt financing north of $100 million, as well as construction bridge loans and SBA loans. Additionally, they have successfully partnered with municipalities to secure development incentives such as tax-abatements, low-interest financing, land leases, utility infrastructure, parking decks, and remediation. The team’s relationships and unique combination of experience allow for a deep understanding of investor, financier, guest, operator, legal, asset manager, and loan servicer expectations. Together, they create synergies of knowledge and experience generally unparalleled in the hospitality business.
